Question about Raising the Rent - New Tenants

I will have an apartment up for rent that currently rents for $520.00 per month, utilities included.
When I finally get a new tenant, can I change the rent to whatever I want (perhaps a $50.00 increase) or do I have to raise it the 2.5% as allowed.
this apartment is in Ontario.

I'm on ssd can landlord raise rent almost 200
