What is Legally Required? - Rental Agreement

I have a friend that is coming out of a long and bad relationship.
She has always paid the bills on time, but pertenant doc's always in her x's name.
She is now a single parent with no real credit history.
What is legally nessasary to sign for her to be accepted.
I have found alot of there questions are invasive and have nothing to do with her ability to pay.
Can you give me the low down?
