Minor Repairs

Hi all, I'm new here :) We have an excellent landlord, nice guy etc. But lately he seems to have lost interest in certain minor repairs. We live in a duplex and 3 weeks ago, after heavy rain, we noticed in our master bedroom closet all the plaster from the ceiling was coming off and falling all over our clothes. So we moved everything, contacted him (this is not the first time - same issue two years ago). Well he finally came and did nothing - said he's still waiting to hear from the roofing company.Well now every time it rains, the plaster gets humid and more falls off and we still can't use that closet. Also, since about 6 months now our doorbell only works sporadically and now it doesn't work at all so we never hear when someone is at the door. He keeps saying he'll have a look at it. To-date nothing done. Where do we go from here. We always put our concerns in writing by email so he can't say he doesn't know. What is a reasonable amount of time to wait to get him to do these repairs? We like him and don't want to have a confrontation but we're starting to get irritated now. Thanks.
