Breaking a Lease Early - Landlord Not Agreeing

I need to break my 1 year lease - we are 5 months into the lease (2nd year) but need to relocate because of a new job. I have emailed the landlady as she is living at working in the uk, she is returning in the spring next year when our lease would have been up. I have asked if she would be open to letting us end the lease early because of our circumstances. She has advised she had hoped we woud stay till the end to suit her plans on returning in the spring. We can't really wait that long as my partner is already working in kingston and coming home weekends only. He has friends there who are letting him stay with them until we can move. If i ask her to transfer the lease or at least offer the remainder of the lease to another tennant and she refuses due to her circumstances am i within my rights to give her notice to end the lease? I believe she may not want to do this as she wants to move back into the house come april 2018. I would like to leave on good terms. We have been model tennants. Any advice is helpful at this stage to know where we stand.
