Rent increase due to apartment company change

How are you?

I am a university student and I have to live here 2 or 3 more years. If I have finished school, I would go somewhere with no problem but I really have no other choice at this moment. Recently, I have got a concern that the apartment management company has been changed and I know this new company is notorious for gentrification. There are apartment buildings owned by this company and the rent amounts are about the double for the similar conditions in the nearby area. I have faced a situation that the rent has been increased twice for this year and I do not think this is right. I will appreciate your opinions and it will be a huge help.


First of all, I have been living here over 5 years now. I first moved in on August 1st and the rent has been increased on August 1st every year. Earlier this year, I received a notice that the rent will increase on July 1st. Soon after around June, they gave me another notice saying it was a mistake and the rent will increase on August 1st. In both notices, the amount of increase was 1.5% which follows the government guideline.


Here the problem began, I got a notice that the new company will take over the apartment management starting on July 13th in July. After the new company took over the management, they repainted the common area, bought sofas at the lobby and so on. Recently, I have received a notice that says I have some overdue. In the notice from the new company, the rent amount is more than I have notified from the previous company. So I wrote a letter that the amount of rent is incorrect and I attached the copy of the notice from previous company. Of course I have not received any other notice other than the notice from the previous company. Today, I got a reply saying the rent has been increased since August 1st and I owe them 4 months of the difference.

I think they should give me a 90 day notice and even if they do so, they can not increase twice a year. But my situation is complicating because the company has been changed. Is there any exceptions in raising rent like my case?
