Serving N4 clarification

I served a N4 form by placing it on the door and I realized this is a invalid way of serving one. However my tenant has notified me via text that she/he has recieved it. Does her acknowledgement of receiving it change anything? Is this a valid N4?

Hi there,
Thank you for sharing your question and situation with us.
According to the Landlord Self Help Centre's FAQ on serving documents:
The proper methods of service for a termination notice are the following:
- handing it to the person;
- leaving the notice in the mailbox or where mail is normally delivered;
- placing the notice under the door of the rental unit;
- handing it to an adult person in the rental unit;
- sending it by courier; or
- sending it by regular mail (allow 5 days for delivery).
You may want to contact the nearest Community Legal Clinic for some advice regarding your situation. If you do not qualify to receive services from a Community Legal Clinic, please contact the Landlord and Tenant Board directly.
It may also help to connect with a community resource navigator at 211 to narrow your search. 211 Ontario is a free, confidential service.
Their phone service is available 24 hours a day, 365 days a year. Here is a link to their live chat if you prefer to communicate online. Their live chat service is available Monday to Friday from 7am-9pm ET.
If you have any additional questions, please feel free to post them here.
We hope this information is helpful.
