Furnace Rental Fee

Hello, I've recently started renting a place in Toronto. Lease states that I am to pay "40% of all utilities" to the landlord once she receives the bill (house is shared in 3 units).

We just got the first gas bill. There's 3
$30 for rental of hot water boiler, and $150 for rental of HVAC (which I assume is the furnace). In the lease we specifically agreed to pay for the hot water boiler rental, but the furnace was never mentionned.

Am i responsible for these monthly cost, or is it the homeowner responsibility?
