Topic:
Enter My Room Without Notice. Am I Covered by RTA?

Hi there,

I would like to know whether the Residential Tenancies Act (RTA) can cover me or not.

The landlord told me that he can have access to enter and to inspect my room anytime. Thus, I feel my room is not for me, and I think I have no privacy. (actually, he entered my room for inspecting cleaning status a few times without notice)

Here are my contract situations

- live in the same unit with the landlord.
- Rent a master bedroom with contained bathroom (bathroom is only for me)
- have the privilege to use a kitchen
- Just use a refrigerator in a kitchen

I know that the Act does not apply if the tenant must share a kitchen or bathroom with the landlord.
However, I don't need to have to use the kitchen. Also, I don't share the bathroom with the landlord. So I think that I may be covered by the RTA.

In this case, am I covered by RTA?
